MICHAEL J. CUSHING

President & Chief Executive Officer

Michael is the co-founder, president, and chief executive officer of Alere Property Group. He oversees all company activities and is actively involved in Alere’s major investments, developments and client relationships. He is responsible for the company’s strategy and the ongoing refinement of its business plan, and serves on its Board of Directors.

 

Mike brings an extensive resume of leadership within the industrial real estate industry. Prior to establishing Alere in 2003, Mike was a co-founding member of IDI Logistics, where he led the company’s largest division, serving both the midwest and western regions of the U.S. Under his direction, IDI became the largest industrial real estate developer in the U.S. and has been recognized by industry peers as the Developer of the Year on numerous occasions.

 

Mike is a board member of several nonprofit organizations, including Chelonian Research Institute, a turtle and tortoise conservancy, and Amref Health Africa, the largest nonprofit health services provider in Africa. Mike is also on the Board of Governors for Shine Global, a nonprofit documentary filmmaker.

DANIEL WEBB

Chief Operating Officer

Dan co-founded Alere with Michael Cushing in 2003. He serves on Alere’s Board of Directors, and as chief operating officer, he manages Alere’s day-to-day functions, including the company’s acquisitions, leasing, accounting and reporting, financial analysis and property management.

 

Prior to forming Alere, Dan was an integral member of IDI Logistics for nearly 10 years. As vice president of investments, he led IDI’s asset management and capital market activity for the western region. He sold or financed over $1 billion of industrial properties and formed and managed three joint ventures totaling over $150 million. 

A leader within the real estate industry, Dan has held prominent roles at several industry-related organizations, including past president for Wisconsin Real Estate Alumni Association and

past board member for NAIOP’s Inland Empire chapter. He is currently a member of SIOR and NAIOP.

ALAN CARMICHAEL

Senior Vice President, Investments

One of Alere’s original team members, Alan came on board in 2004. As senior vice president of investment, he performs the majority of the company’s acquisition functions, which includes closing transactions and debt financings. He leads investment opportunity sourcing, due diligence, preparation of investment packages, and market research. Alan is also actively involved in financing the portfolio and lease analysis.

 

Prior to joining Alere, Alan was a leasing specialist and analyst at Jones Lang LaSalle and CSFB Realty Corp. (a division of Credit Suisse First Boston). In these positions, he was responsible for lease negotiations and analysis for landlords and tenants in Southern California.

 

Alan is a member of University of Wisconsin Real Estate Alumni Association and is a past board member for the Southern California Region. Outside of work he is an avid sailor and sailed competitively in college for UC Berkeley’s sailing team.

DOUGLAS MCGILVRAY

Vice President, Capital Markets

Doug became an integral member of Alere in 2011 when he joined the team as vice president of capital markets. He implements his multifaceted skillset to assist in all areas of Alere’s property acquisitions, finance, development, portfolio management, and budgeting.

 

Prior to joining Alere, Doug was a loan originations analyst at Prudential Mortgage Capital Company, where he led the origination, underwriting and closing of over 150 transactions, totaling $3 billion in loan proceeds.

COESEN NGWUN

VP, Acquisitions

CoeSen recently joined Alere’s team as vice president of acquisitions in May 2021. He helps source, underwrite and close properties throughout Southern California, focusing on infill markets such as South Bay, Mid-Counties, and San Fernando Valley.

 

Prior to joining Alere, CoeSen was an associate vice president at Rexford Industrial, where he helped source, underwrite and close 4.3 million square feet, totaling over $580 million.

JUSTIN SCIARRA

Investment Manager

Justin joined Alere’s acquisition team in August 2018. As investment manager, he is responsible for sourcing potential investment opportunities, portfolio valuations, and financial underwriting.

 

Prior to joining Alere, Justin served as senior associate director for CBRE’s Financial Consulting Group based in Newport Beach. In this role, Justin performed the financial underwriting of more than 40 million square feet of office, industrial, retail and multifamily housing developments and distressed assets, with total aggregate value of deals exceeding $10 billion. In 2016, Justin was awarded the Most Valuable Analyst for CBRE’s Newport Beach Financial Consulting Group.

 

Justin graduated Magna Cum Laude from Wagner College in Staten Island, where he earned a four-year Division 1 Athletic Scholarship as a quarterback on the football team. While at Wagner, Justin was an affiliate of the Omicron Delta Kappa National Leadership Honor Society and Delta Mu Delta International Business Honor Society.

JOLIE ZAKI

Investment Analyst

Jolie joined Alere in September 2019. She is a multifaceted team player and provides support in all areas of the company’s operations. As the team’s investment analyst, Jolie is primarily responsible for underwriting and evaluating potential Alere acquisitions in addition to conducting lease analysis, market research and portfolio management. Jolie also leads Alere’s marketing efforts and supports the company’s finance and budgeting.

 

Jolie moved from Egypt at 15 years old after witnessing the Egyptian revolution during the Arab Spring in 2011. She is fluent in Arabic and brings a valuable perspective to the Alere team.

DANIEL KUBOV

Accounting Manager

Daniel joined Alere in October 2020. As accounting manager, he oversees the operational accounting functions of Alere’s portfolio assets, as well as prepares and reviews financial reporting and cash flows on a consolidated basis. He is involved in the review of investment valuations and key assumptions used for budgeting and forecasting.

 

Prior to becoming a member of the Alere team, Daniel worked at the CPA firm Ernst & Young, LLP, within the audit practice where he provided assurance services for clients focused in the Southern California real estate industry.

 

As an alum of the University of California, Irvine, Daniel remains active on campus by teaching seasonally as a co-lecturer for the Master of Professional Accountancy (MPAc) program and shares his experience with graduate students at the Paul Merage School of Business.

GEARY GODINEZ

Accounting Manager

As accounting manager, Geary assists the controller in the month-end and year-end closing process, which includes the preparation of the consolidated financial statements, the annual external audit process and monthly and quarterly financial reports. Geary also performs the overall accounting for all corporate activities and reporting, along with administering the accounting system.

 

Geary joined Alere in 2016. Prior to Alere, he served as the corporate controller at ValueRock Realty Partners and began his career with PricewaterhouseCoppers as a senior accountant.

CLARK NEUHOFF

Chief Development Officer

As Alere’s chief development officer, Clark directs and manages the development activity for the company’s entire portfolio. He determines financial and developmental feasibility, secures entitlements, and leads underwriting and cost management for each Alere investment. He also manages project site design and oversees the company’s acquisition, leasing, marketing and construction activities.

 

Clark is one of Alere’s first team members. He joined the company in 2004 and brings a robust resume of development experience to his role. Prior to Alere, Clark served as Sares-Regis Group’s director of development for the Southern California region. In this role, he managed the development and disposition of approximately 5.5 million square feet of industrial product. He also held a similar position at Koll Development Company, where he managed the development and disposition of over 2.5 million square feet of industrial and office space.

 

Clark is a California Licensed Real Estate Broker and a Legislative Board member for NAIOP.

MICHAEL PACE

Vice President, Development
and Construction

Mike joined the Alere team in 2015 as vice president of development and construction. He is responsible for the design and construction of Alere’s new industrial warehouse development projects. Mike leverages 30 years of industry experience to lead Alere’s capital improvement projects. He manages due diligence, construction budgets, drawings, permitting, bidding, and oversight of ground-up construction and tenant improvements.

 

Prior to Alere, Mike held leadership positions at several top real estate development firms, including KTR Capital Partners, L&R Group of Companies and Parker Properties, where he led the design and construction of millions of square feet of industrial, office and retail projects.

NICK NAM

Project Manager

As project manager, Nick is responsible for overseeing Alere’s construction and capital improvement projects. He effectively manages ground-up construction, reviews contracts, and schedules and guides improvement projects for various tenants.

 

Prior to joining Alere in 2019, Nick was a senior project engineer at McCarthy Building Companies, where he managed building trades and procured contracts for over $50 million of education buildings for the Irvine Valley Community College District and Santa Monica Unified School District.

 

While in college at Cal Poly San Luis Obispo, Nick was part of the school’s Building Information modeling team and competed at a national competition in Reno, Nevada.

MICHAEL DEL SANTO

Senior Vice President,
Portfolio Management

As senior vice president, Michael oversees Alere’s portfolio investment operations. With over 35 years of commercial real estate experience, he carefully oversees all activities pertaining Alere’s asset and investment management. This includes leasing, transaction management, portfolio budgeting and new investment sourcing.

 

Prior to joining Alere in 2011, Mike served as senior director for CBRE Investors, where he was responsible for the operations of an 8.5-million-square-foot industrial portfolio valued at $4 billion. He also led the portfolio’s leasing and investment management activities, including sourcing and closing new industrial investments. Michael spent 10 years with Prologis as a market officer, where he led new development and capital deployment in the Inland Empire industrial market. Prior to that role, he was an industrial sales and leasing professional for 15 years in Los Angeles.

 

Mike is a California Licensed Real Estate Broker and active member of NAIOP’s Inland Empire chapter, where he held the role of president in 2018.

IAN CARPE

Vice President,
Portfolio Management

Ian joined the Alere team in 2019. As vice president of portfolio management, he is responsible for maximizing the value of Alere’s portfolio and minimizing risk. Ian leverages over 15 years of experience within the real estate development and investment industry. He was instrumental in helping Alere secure 100% occupancy of its 20-million-square-foot Inland Empire portfolio, and 99.8% occupancy of the company’s total 28-million-square-foot portfolio.


Ian’s extensive resume includes work at top real estate investment firms Invesco and BlackRock. He has managed portfolios of private equity office, industrial, retail, multifamily and self-storage real estate, in addition to mezzanine debt and preferred equity investments. He also has unique experience working at the White House, where he co-wrote emergency legislation authorizing $1.5 billion for levee repair, pump station replacement and wetlands restoration in New Orleans in the wake of Hurricane Katrina.

Ian is on the Board of Directors for NAIOP’s Inland Empire chapter.

SUZANNE LUI

Office Manager

Suzanne joined Alere in 2020. As office manager, she leverages her strong organizational skills to provide superior administrative support to everyone on the Alere team. Suzanne helps maintain files related to Alere’s accounts receivable and assists in the reconciliation of accounts. She also serves as a liaison between Alere and its property management company. 

 

Suzanne holds a paralegal certificate and previously worked in the legal industry as a litigation paralegal.
